5 Signs Your Roof Needs Repair Before Michigan Winter
Michigan winters do not forgive a weak roof. Ice dams, heavy snow load, and freeze-thaw cycles can turn a small problem into a major water intrusion by February. The good news: most issues are inexpensive to fix in the fall. Here is what to look for before the cold sets in.
1. Missing or Curling Shingles
Flat shingles shed water cleanly. When they curl at the edges or go missing entirely, you have gaps where water and ice can work underneath. Walk around your house and look up at the roof line. Curling is easiest to spot on south-facing slopes after a few years of sun exposure.
2. Granules in the Gutters
Asphalt shingles shed granules as they age. A handful in the gutter after a storm is normal. A thick layer, or a noticeable bare patch on the shingle surface, means the shingle is done. Once granule loss hits a certain point, the underlying asphalt bakes out quickly and the shingle loses its ability to seal.
3. Daylight Through the Attic
On a bright day, go up to your attic and kill the lights. Any pinholes of daylight are points where wind, moisture, and pests can get in. If you see daylight, water has likely already been coming in during heavy rain.
4. Water Stains on Ceilings or Walls
Brown rings or streaks on your ceiling are the most obvious sign, but wall stains near exterior corners or around windows are also worth investigating. Stains do not always appear directly below the leak point because water travels along rafters before dripping.
5. Sagging Sections
A roof deck should be flat and firm. Any visible dip or sag indicates structural damage, usually from prolonged moisture exposure. This one does not wait for winter. If you see sagging, call for an inspection right away.
