Michigan Homeowner's Fall Home Prep Checklist: What to Fix Before Winter

Fall in western Michigan is the best time to address the repairs that protect your home through five months of freezing temperatures, ice, and heavy snow. Skip them in October and you may be dealing with water intrusion, failed weatherstripping, or rotted deck boards by February. Every one of those is more expensive to fix in winter than in fall.

This checklist covers the six areas that matter most. Work through them before the first hard freeze and you will head into winter with a house that is tight, dry, and ready.

1. Clean and Inspect Your Gutters

Clogged gutters are the single most common cause of ice dams and soffit rot in the Grand Rapids area. When leaves and debris block the flow, water backs up under shingles or overflows against the fascia board. Both lead to costly repairs.

Clean gutters in late October, after most leaves have dropped. While you are up there, check for sagging sections or gaps at the seams. Make sure downspouts extend at least six feet from the foundation. Look for any sections pulling away from the fascia board.

Gutters older than 15 years that show rust and persistent sags are worth replacing in fall. The job is far easier than in February.

2. Roof Inspection

You do not need to get on the roof yourself. Walk the perimeter with binoculars and look for missing or lifting shingles, exposed flashing around chimneys and vents, and dark streaks that may indicate moss or algae growth.

3. Weatherstripping on Doors and Windows

Worn weatherstripping is invisible until your heating bill arrives. Run your hand along the bottom and sides of exterior doors with the door closed. If you feel a draft, the seal is gone. Replacement weatherstripping from a hardware store costs $10 to $30 per door and takes about 20 minutes to install.

Casement windows should seal completely when latched. If they rattle or admit cold air, the gasket or latch hardware may need attention. Most of these repairs are straightforward handyman work and easy to schedule before the cold sets in.

4. Exterior Caulking

Caulk seals the gaps where different materials meet: siding against window trim, dryer vents through the wall, brick against wood framing. These gaps crack and shrink with Michigan temperature swings. Water and cold air find them fast.

Walk around the outside of the house and look for cracked or missing caulk at window and door trim joints, utility penetrations, and transitions between different siding materials. Use a paintable exterior caulk rated for cold weather. A $6 tube covers a lot of ground and will outlast another heating season.

5. Deck and Porch Repairs

Freeze-thaw cycles are hard on wood decks. Water works into a small crack, freezes, expands, and turns a hairline split into a broken board by spring. Before the first freeze:

Walk every board and probe soft spots with a screwdriver. Soft wood means rot. Check railing posts for wobble at the base. Look at the ledger board where the deck attaches to the house. If the flashing there is missing or damaged, water is running down your rim joist every time it rains.

Replacing a few boards now costs a fraction of what it takes to rebuild a deck structure after a Michigan winter.

6. Schedule Furnace or Boiler Service

This one is not a handyman task, but it belongs on every fall checklist. Book furnace or boiler service before October. A clean filter and a tuned burner run more efficiently and are far less likely to fail on the coldest night of the year.
